About North STR Design

Lauren, founder of North STR Design

Most short-term rentals feel thrown together, furniture reallocated to a rental, not designed for one. We don't rearrange furniture. We redesign the stay.

North STR Design brings brand-level positioning and creative direction, the same discipline used to launch and scale consumer brands, to a category that has only ever gotten surface treatment: better furniture, better photos, never an actual strategy. That gap is where owners lose revenue, and it's the one we close.

Lauren leads the work. Before founding North STR Design, she spent her career in creative direction, art direction, and brand development for consumer brands. She's applying that same discipline, building something people trust and remember before they ever walk in the door, to short-term rental properties. We're currently taking on founding clients across Colorado's mountain markets.

Before You Spend Another Dollar

A look inside the assessment.

Keystone, Colorado5 bedrooms · Sleeps 12Owner based out of state

A five-bedroom mountain home has a hot tub and professional photos. Bookings still lag. Here's how we'd start deciding what to change, what to test, and what to leave alone.

01 / Fix the Guest Experience

Sleeps twelve. Seats eight.

The home promises a group getaway, but guests cannot share a meal at one table. Prioritize comfortable dining for the advertised group size, subject to a measured layout check.

Evidence & Measurement

Sample evidence: The listing advertises 12 guests; the dining area has eight seats. Two reviews mention splitting up at meals.

Action: Verify clearances with the co-host. Source a suitable table and seating; retain other usable furniture.

Measure: Track dining-related feedback and complaints. Assess booking performance separately; seating alone cannot establish revenue lift.

02 / Test the Positioning

Make the group stay easy to picture.

Lead with the experience of staying together: shared meals, gathering space, and a clear sleeping plan. Rework the listing using the photography already available.

Evidence & Measurement

Sample evidence: The opening photos feature exterior views and empty bedrooms. The listing describes finishes but leaves the bed layout unclear.

Action: Reorder existing photos, clarify sleeping arrangements, and rewrite the opening around the group experience the property can actually deliver.

Measure: Track listing-view-to-booking conversion where available and questions about sleeping arrangements. Log pricing and availability changes alongside the test.

03 / Defer the Purchase

Keep the living-room furniture.

A new sofa might improve the photos. That is not yet a reason to replace a comfortable, serviceable one. Check its condition and group seating capacity before buying.

Evidence & Measurement

Sample evidence: The co-host reports good condition; reviews raise no comfort concerns. No evidence currently supports a full furniture replacement.

Action: Retain the existing pieces. Revisit only if an inspection or guest feedback identifies a functional problem.

Measure: Continue monitoring comfort feedback and maintenance issues.

Every recommendation needs a reason.

Before recommending a bigger investment, we check it against comparable homes, seasonal demand, pricing, and how many nights are actually available to book, then ask whether the upside is worth the cost.

Illustrative assessment: a fictional property and set of findings, not a client case study, with no revenue results claimed. The budgets shown are illustrative task budgets only, not quotes or North STR service pricing — the listing allowance covers copy and listing-production work, and furniture allowances exclude tax, delivery, and installation. Any North STR proposal will clarify included work to avoid double-counting these costs, and actual scope and costs require validation.

How We Work

A fixed point for STR investors in a changing market.

01

Assess

An honest audit of what's working, what isn't, and what it's costing you in booked nights and rate.

02

Position

Defining the brand your property should be, and the guest willing to pay more to stay there.

03

Elevate

Interior redesign and renovation, art-directed the way a boutique hotel would be, and priced to earn back through rate.

04

Perform

Tracking occupancy, rate, and guest reviews against your baseline, so the return is measured, not assumed.
